Development work on Dholera's land has begun; Agra is yet to submit its master planning to the government. Rs. 3,000 crore has been sanctioned towards development of trunk infrastructure component in India's first smart city of Dholera SIR; Agra shall receive Rs. 500 crores (Appx) that shall be allocated in five years.
It is evident that the smart city competition shall be won by Dholera with huge margins. While Agra has just been nominated to be one amongst the 100 smart cities of India, Dholera is already shaping up as the first smart city. It shall be an inspiration to Agra and the likes by being developed much ahead of them.
While the initial funds have been sanctioned to Dholera, balance funding has to be raised through PPP model and foreign investments. Several companies are looking forward to setting their manufacturing unit in Dholera since it is a special node on the DMIC corridor. This gives it a huge potential to be developed as a global manufacturing hub. Agra lags far behind and does not value add to companies in this aspect. This might restrict foreign investments in the city which can be a probable cause to delay in execution of the project.
Agra has held much tourist importance due to being a cultural heritage city. Being a venue for one of the wonders in the world "Taj Mahal" the city has seen much infrastructure development over the centuries. However when you travel deep inside the city , you will realize that the existing roads, buildings, flyovers, drainage systems and much more are quite inferior and requires a lot of re-planning and reconstruction. Doing this is not a cakewalk and shall require much effort, money and time. Besides, it shall also disallow architects to make it a city with best in class infrastructure. Situation in Dholera is quite opposite with almost non-existent infrastructure giving wings to the planners and architects, allowing infrastructure developments to happen which shall be far better than Agra.
The cost of land in Dholera also works towards its favor. It is very low currently making it a potential investment destination that shall reap larger and faster returns. Agra's property market has seen steep appreciation over the last decade making it a not so good investment opportunity both residentially and commercially.
Dholera Smart City emerges to be a much more planned city with state of art amenities and a population that is awaiting the endless opportunities that its conversion as a smart city shall bring. On the other hand, many factors in Agra shall be a deterrent to its growth and development.
Dholera certainly shall be one of the fastest developing smart city of India and one of the most preferred investment destination in future.
